Property Management Career Opportunity
We’re seeking an experienced Residential Property Manager to oversee a diverse portfolio of scatter-site properties while building strong relationships with property owners and tenants. This role offers significant autonomy and the potential for hybrid/remote work arrangements once established. Key Responsibilities
Portfolio Management & Operations:
- 
Manage comprehensive oversight of scatter-site residential property portfolio 
- 
Conduct regular property inspections and prepare detailed condition reports 
- 
Perform rent reviews and implement appropriate actions for delinquent accounts 
- 
Audit advertising campaigns and monitor leasing activity for available properties 
- 
Maintain accurate vacancy tracking and analyze yearly leasing trends 
Client & Tenant Relations:
- 
Serve as primary contact for property owners, providing regular updates and strategic guidance 
- 
Respond to tenant inquiries and manage customer service interactions professionally 
- 
Onboard new property owner clients and coordinate initial property setup 
- 
Handle sensitive situations with empathy while maintaining company standards 
- 
Process client insurance claims and authorize invoice payments 
Maintenance & Property Preservation:
- 
Collaborate with maintenance coordinator to schedule repairs and property upkeep 
- 
Conduct pre-vacancy inspections and coordinate turnover processes 
- 
Ensure properties meet company standards and compliance requirements 
- 
Manage maintenance projects and vendor relationships effectively 
Administrative Excellence:
- 
Maintain organized portfolio correspondence and documentation 
- 
Participate in office meetings and training sessions as directed 
- 
Provide feedback for continuous process improvement 
- 
Adhere to established procedures while identifying efficiency opportunities 
Required Qualifications
- 
5+ years of residential property management experience 
- 
Background in third-party management of scatter-site portfolios preferred 
- 
Comprehensive knowledge of Wisconsin landlord-tenant laws and Fair Housing regulations 
- 
Proficiency with Microsoft Office suite and property management software 
- 
Valid driver’s license and current vehicle insurance 
- 
Local area knowledge and familiarity with Madison real estate market 
Preferred Qualifications

Experience with AppFolio property management software 
- 
Background in project management and staff supervision 
- 
Strong understanding of property maintenance requirements
